Turning a Rochester Home into a Rental Property

Confirm the financial decision

Estimate market rent and subtract vacancy, management, repairs, turnover, taxes, insurance, utilities paid by the owner, and capital reserves. Compare that realistic net result with the alternatives and consider how financing and taxes affect your situation with qualified advisers.

Prepare the property and paperwork

Address habitability and safety, verify required alarms and locks, document condition, review insurance, and confirm applicable municipal requirements. Use a current New York lease and required disclosures suited to the property and tenancy.

Decide who will operate it

Leasing, rent collection, maintenance calls, documentation, renewals, inspections, accounting, and emergencies continue after a tenant moves in. Owners should choose a repeatable self-management system or engage a local manager before marketing begins.
